A commercial Property Health Check is a structured visual review of agreed, accessible areas. It can help a business capture current visible condition, group maintenance items and decide which next steps to consider. It is not a statutory, engineering, fire-safety, electrical or compliance inspection, and it does not certify building systems.
Define the scope first
Before a visit is scheduled, identify the property, areas to review, access conditions, operating hours and any known safety constraints. Decide whether the review is for one site, a defined part of a site or a group of properties. Confirm the fee, timing and what areas are included before the assessment.
Record and prioritise visible observations
A useful baseline can note the area, observed condition, safe photograph, operational impact and suggested next step. Typical visible maintenance subjects may include doors and hardware, wall and ceiling finishes, bathrooms, tiles and grout, furniture and upholstery, cleaning needs, external access and drainage. Specialist systems or uncertain conditions should be referred to the appropriate qualified person rather than diagnosed from a visual walk-through.
Move from findings to approved work
The assessment deliverable can include a photographic condition baseline, priority matrix, Digital Job Cards and an execution plan for the agreed scope. The client can then review separately scoped quotations. Work is scheduled only after client approval, suitable provider availability and timing are confirmed. Recurring care and portfolio coordination are optional and agreed separately.
